PitchDeck Proposal for Your First Investment

Introduction

We are honored to present our Coaching-Consultant proposal to meet your investing needs. Our team is committed to delivering high-quality and compelling weekly results tailored to your specific investment strategy (BRRRR, fix and flip or buy and hold). With a keen understanding of market research, negotiation principles, a passion for building relationships with leads & lenders, and a track record of successful projects, we are confident that we can help you achieve your first Investment Purchase in just 60 days or less.

How We Deliver This

1. Step-by-Step Coaching & Guidance
We will provide structured, hands-on coaching to help the Client identify, analyze, and secure real estate deals. This includes strategic guidance on deal negotiations, contract terms, and structuring, as well as effective communication strategies with sellers, agents, and wholesalers. We will also share market insights, financing options, and investment strategies tailored to the Client’s goals.


2. Deal Analysis & Evaluation Training
The Client will receive in-depth training on running comps, calculating after-repair value (ARV), and estimating repair costs. We will coach on assessing deal risk, determining return on investment (ROI), and evaluating overall deal feasibility. Support will also be provided for comparing different deal structures based on profitability.


3. Contract Review & Negotiation Strategies
We will educate the Client on essential contract components, including key clauses, contingencies, and investor protections. Coaching will cover negotiation techniques to secure favorable terms, along with creative financing strategies such as seller financing and lease options.


4. Financing & Lender Sourcing Coaching
The Client will be guided on how to locate and engage with hard money lenders, private lenders, and traditional financing sources. Training will include how to effectively present deals to potential lenders, as well as understanding credit requirements, loan structures, and funding strategies.


5. Contractor & Renovation Planning Coaching
We will support the Client in identifying and vetting qualified contractors for rehab projects. Coaching will cover reviewing bids, managing renovations efficiently, estimating rehab costs, and building accurate renovation budgets to protect profit margins.


6. Title & Closing Process Guidance
The Client will receive clear guidance on title searches, title insurance, and closing procedures. We will assist in identifying investor-friendly title companies and attorneys, and provide step-by-step coaching to ensure each deal closes smoothly and in compliance.


7. Ongoing Support & Accountability
Ongoing support will include scheduled coaching calls (weekly/daily) to review progress, answer questions, and adjust strategy as needed. The Client will also have access to email and messaging support throughout the deal process. We will help maintain momentum by holding the Client accountable to their goals and providing consistent motivation.
